Coronado Shores Market Report: Q3 2026

In the third quarter of 2026, Coronado Shores settled into a more balanced market: 9 units sold, average days on market rose to 78, and inventory held steady at 20 active listings. Values held firm, and the units that sold were priced competitively or located oceanfront.

Our clients kept asking for a clear, focused look at what is happening inside The Shores, so we created this quarterly market brief. Each quarter we cover sales activity, pricing trends and buyer behavior across the 10 towers on Avenida Del Mundo. We hope you find it valuable.

What's Happening at Coronado Shores

The Shores moved to a steadier pace in Q3, and buyers became more selective about what they purchase.

  • What sold: Units that were priced competitively from day one, and oceanfront units, which remain the most sought-after homes in the community.

  • Smaller units in demand: We saw growing interest in one- and two-bedroom residences, a shift from the usual demand for three-bedroom floor plans.

  • Values holding steady: Prices at The Shores held firm, while buyers now have more to choose from and more room to negotiate.

What This Means for Sellers

Pricing each unit precisely is what sells at Coronado Shores today.

Two units with the same number of bedrooms can sell for very different prices depending on view, orientation, tower, level of remodel and parking. That is why we price every unit only against the sales that are truly comparable to it, not against broad Coronado averages.

We also offer more than one way to bring a unit to market, including privately, depending on your goals. If you own a smaller unit and have wondered what it could sell for today, this is a great time to find out. We would be happy to talk.

What This Means for Buyers

Buyers at Coronado Shores have more choice and more room to negotiate than they have in some time.

With 20 units on the market and longer average market times, buyers can take time to compare towers, views and floor plans. The best oceanfront units still move quickly, so being prepared and acting decisively on the right unit remains the winning approach.

  • La Perla lobby remodel: La Perla Tower's lobby has been refreshed with an updated design.

  • La Playa lobby remodel: La Playa Tower's lobby has also been remodeled, adding to the upgrades across the community.

  • Tennis court reservations: Residents can now reserve the tennis courts in advance.

  • License plate entry: A new license plate scanning system lets residents through the guard gate more quickly.

Coronado Shores Market Q&A

How is the Coronado Shores real estate market in Q3 2026? Balanced and steady. Nine units sold in Q3 2026, average days on market was 78, and 20 units were for sale. Values held firm, and buyers have more choice than in recent quarters.

Is now a good time to sell a smaller unit at Coronado Shores? Demand for one- and two-bedroom units grew this quarter, so owners of smaller units are well positioned. A conversation about recent comparable sales in your tower is the best place to start.

How do you determine what a Coronado Shores condo is worth? We compare each unit only to sales that match its view, orientation, tower, remodel level and parking. Online estimates use broad Coronado data and often miss these differences.
